A photo from Abbey Street with the Luas passing by toward town

This 5 storey over basement office building was designed for a difficult corner site at the junction of Capel Street and Abbey Street and alongside the LUAS Red Line which involved the careful demolition of a number of existing buildings.

The Capel Street elevation features two separate brick clad planes slightly staggered apart to suggest themselves as individual building facades of differing heights as occurs on the surrounding streetscape. Different colours and textures of brick were chosen to further emphasize this.

The Abbey Street elevation features similar brick cladding to Capel Street with an expressed 3 storey oriel window. A penthouse level at fifth floor is hardly visible from pavement level and thus the building appears to maintain a similar overall height to the existing surrounding building stock.

A distinct stone clad corner element is expressed to both unite and articulate the separate Capel Street and Abbey Street façades.
