This development of social housing in the Coultry neighbourhood of Ballymun was the winning design in a competition sponsored by Ballymun Regeneration Ltd. The purpose of the competition was to appoint a Design and Build contractor to provide housing using innovative methods of construction that would deliver quality housing to exacting standards of energy efficiency in a speedy manner and at an economical cost. OMP teamed up with Laing O’Rourke and developed a twin wall insulated concrete panel system that was flexible enough to use in all forms of housing.

The scheme design is for 119 dwellings in a mix of terrace housing ranging from corner apartment blocks to duplex units, two and three storey family houses with rear gardens and single storey sheltered housing for the elderly. The layout completes three neighbourhood blocks including a crescent of three storey houses, duplexes and apartments overlooking the new Coultry Park to the south. Terraces of two storey family housing define the edges of three new streets and two terraces of sheltered housing overlooking a new pocket park and play area in the North West corner of the2.4 hectare/ 7 acre site. The materials selected were pigmented plasterwork and red brick used in a variety of innovative ways.

The Ballymun Regeneration Masterplan began in 1998 and was aimed at resuscitating the failed Local Authority “New Town” in the north of Dublin City by creating five distinct neighborhoods in which buildings, functions and spaces related to each other in a legible and humanly scaled manner. OMP was responsible for the design of two areas of housing within the neighbourhoods of Balcurris and Coultry.
