The East India estate comprises four office buildings totalling approx. 55,700 sq ms with ancillary retail and leisure accommodation. The site is connected by its own DLR station to the City of London, Canary Wharf and Stratford. The brief requested design proposals for the phased upgrade and extension of existing buildings on the site and the provision of new office space and Residential accommodation.
OMP’s scheme provides for an intensification of the existing estate with no loss of office space by proposing a new tenancy strategy and staged incremental site liberation and residential redevelopment. The strategy proposes 19000 sqms of new office space and 512 apartments with ancillary retail and communal facilities. A walled garden is provided between the residential buildings and entrances and the listed perimeter wall which in turn provides quality semi-public and private space for residents. Three levels of building height up to 25 storeys are proposed in a stepped format across the site.
