OMP were instructed by the Redemptorist Fathers to prepare detailed proposals for the redevelopment of Marianella, the Order’s institutional lands comprising circa 3.28 hectares (8.12 ac) located in the leafy Dublin suburb of Rathgar. The site is currently home to a large Monastery complex dating from the 1970s with extensive landscaped gardens. The community wish to downsize and the two phase redevelopment includes the demolition of the existing structures and the building of a new Monastery on part of the site plus a residential development of 275 Apartments and Houses and a public Park on the balance of the land. Planning permission was granted for the project but the property crash has delayed implementation. 



The first phase of development is a purpose designed cloistered Monastery comprising a Chapel and three oratories, community and dining facilities and 45 residential rooms for clergy and visitors with a total floor area of 4826 sq ms.  The second phase residential component on 2.3hectares (5.8 acres) of the site incorporates 263  one, two and three bedroom apartments, 12 large five bedroom family houses and an integrated childcare facility . The apartment buildings, which range in height from 4 to 7 storeys, overlook a series of landscaped communal gardens and a new .6 hectare (1.45 acre) public park. 508 car spaces for the entire development are provided at underground and surface level.
